Inaugural frame ~Praos~ 16' x 24' with loft
Description: 16' x 24' frame with a loft arranged to your specifications. Frame material is white pine, surface planed. This frame creates such warm and inviting living space, perfect for a lake cabin, guest house, home office or weekend get-away. Includes a timber frame floor system for construction on a simple six pier foundation. Roof pitch is 12:12 providing a nice loft space. Timber sizes range from 8"x10" to 4"x6". All joinery is secured with wooden pegs. Assembly assistance on your site can also be arranged.

Kit includes:
- Frame as noted above
- Structural Insulated Panels (SIPs) to completely enclose and insulate walls and roof
- 4 windows
- 1 door
SIPs will be custom cut for this frame with window and door openings to your specifications and can be installed in 1 day. SIPs will provide insulating value of R23 in 4" thick walls and R40 in a 6" thick roof. We can assist with frame raising. SIP installation not included. We will be glad to coordinate with a builder of your choice.
